Position Summary

The Project Manager or Senior Project Manager will lead internal and external project teams to produce quality, affordable multi-family apartment homes, and report effectively and efficiently to the Director of Housing Development. Candidate will coordinate housing development projects through pre-development, financing, regulatory/community approvals, design, and construction.

Qualifications include but are not limited to:

  • Work Experience: A minimum of two years of successful, professional real estate development experience, in multi-family affordable housing development.
  • Strong understanding of affordable housing financing.
  • Project Leadership:  Must have successfully led projects through all development phases, and have demonstrable competency in feasibility analysis, political strategy, architectural design, and construction, and in the overall real estate development process.  Must have proven ability to complete projects on time, within a set budget, and within quality standards. 
  • Acquisition: Must have successfully participated in real estate negotiations and acquisitions.  Must exhibit an understanding of options for controlling real estate property and have an in-depth knowledge of related legal contracts.
  • Financing: Must illustrate an ability to craft housing development budgets and proforma.  Must possess comprehensive knowledge of financial risk and liability mitigation and show competency in multi-family real estate financing and analysis, including affordable housing finance.
  • Financing Programs:  Must have direct experience with various funding programs, such as the Low-Income Housing Tax Credit program, Federal Funds (CDBG, HOME, etc.), Housing Revenue Bonds and/or 501(c)3 Bond programs, HUD programs (221d4, 223f, 202, 811, etc.), Tax Increment Financing, Minnesota Housing funding programs.
  • Personal Characteristics: Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations. Must have a commitment to learning and participating in Aeon’s diversity, equity, and inclusion efforts.

Compensation, Title, Hours & Location

Compensation is commensurate with experience. We are open to a range of experience for this open position and are prepared to offer either an Project Manager or Senior Project Manager role depending on experience and skillset. Compensation would align with the role offered. This position would work Monday-Friday, daytime hours, in-person at our Central Office in the North Loop, with the possibility of a hybrid schedule to include at least 2 days of in-person work.
