Position Summary

We are seeking an experienced community relations and property management professional with exceptional relationship-building and staff development skills to join in the leadership of our 834-unit apartment community in Brooklyn Park, Huntington Place! Aeon acquired Huntington Place at the start of 2020, and in partnership with Huntington Place residents, Aeon teams and community members, we are committed to ensuring that Huntington Place is a safe, well-maintained community where our residents can make home possible. We are seeking an Area Manager with experience demonstrating their understanding of and commitment to affordable housing as well as their ability to fulfill Aeon’s mission and work effectively, with cultural competence, across diverse communities. The Area Manager will report to the Portfolio Manager.

Key responsibilities include, but are not limited to:

Lead, motivate, and direct staff:

  • Ensure effective staff development and performance through ongoing training, mentoring and working through performance matters in an effective and timely manner
  • Use delegation skills to effectively manage time as well as cross train other staff members

Community Engagement & Customer Service

  • Partner with Huntington Place community and outside parties to support Aeon residents in feeling safe, supported and able to make home possible at Huntington Place  
  • Engage in high level customer service that is culturally responsive, ensuring consideration for differing needs and expectations of residents, staffs, vendors, community members, etc.
  • Cultivate relationships with community members and organizations to support Aeon staff and residents’ sense of security and belonging in the greater community

Administrative Management

  • Ensure quality employee selection, training, performance and ensure that all supervised employees comply with the appropriate policies, procedures, and performance expectations
  • Ensure property files and records are maintained according to regulatory requirements and Aeon policies and procedures
  • Continually improve management and technical skills

Leasing & Marketing:

  • Regularly evaluate market conditions and property comparables
  • Implement marketing plans
  • Approve and monitor rental rate accommodations for new leases and renewals based on current market information and regulatory requirements

Financial Management

  • Lead the development of the annual property management plans and operating budgets
  • Perform annual capital expenditure projections to protect and maximize assets
  • Review all monthly financial reports
  • Perform property budgeting and reforecasting
  • Direct the rent collection process and lead the property in escalated rent collections matters including but not limited to representing Aeon in eviction actions

Skills & Qualifications

This position requires a proven track record for making impactful and measurable positive change in client satisfaction and overall business performance. This person must also have experience leading large teams of at least 5 or more staff persons, with notable success in creating performing and engaged teams. Adaptability, creativity and a focus on results are essential in this role. Experience working with individuals living with mental health and physical health challenges and disabilities, experience working with diverse communities and with people experiencing or significantly impacted by poverty would be ideal for this role. In addition, we are seeking candidates who have successfully displayed the following:

  • At least 5+ years of multi-site multifamily experience (affordable housing experience is strongly preferred)
  • Proven ability to engage with diverse communities in a way that is responsive to individual and collective needs and expectations
  • Proven abilities in high-level financial analysis, property budgeting and reforecasting with superb attention-to-detail and follow-through
  • Must be a resourceful problem solver with an attention to details and a seeker of excellence who values results, hard work, customer service, and loyalty to Aeon’s mission
  • Solid and proven work ethic with the ability to use good judgment, prioritize and execute wide-ranging workload in a fast-paced environment
  • Valid Drivers’ License, reliable vehicle and vehicle insurance required
  • Physical Requirements:
    • Ability to lift up to 10lbs
    • Ability to reach above and below the shoulders
    • Ability to sit and stand for extended periods of time
    • Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwell and apartment homes
    • Ability to file, open and close file drawers, and enter data into a computer for extended periods of time
    • Ability to withstand external weather conditions
